HATCHET CREEK FARM

LOCATION: This farm/ranch is located in eastern Montana near the agriculture communities of Fallon, Terry and Glendive, Montana. Just 5 miles east of Fallon, Montana. Within 5 miles of Interstate 94! Fallon is 45 miles NE of Miles City, or 25 miles SW of Glendive, Montana.

COUNTY: Prairie

ACREAGE: There are 231+ deeded acres, of which 123+ acres are irrigated.

FARMING: The property has been cash leased to a neighbor. Planted to pinto beans, corn and wheat. There is a small amount of hay put up each year for the cattle and the balance of the grass grazed. PRECIPITATION: The Glendive reporting station for the weather shows an average annual precipitation of 13.93". This is taken from data from 1893 to 2005. Most of this falls in the months of November, December, January, February, and March. 80% of the moisture falls when it can really be utilized.

IMPROVEMENTS: There is a 3 bedroom, 1 bath house built in 1940. It has had upgrades and has a partially finished basement, with 1 car attached garage. The most recent upgrades include new siding, new shingles and some new windows in 2003. The outbuildings include an old granary, a small shed, a livestock shelter/ barn and older corrals.

WILDLIFE: The property has good cover and a very nice spring offering water for the stock and a haven for the pheasants and whitetail deer. Located a short distance from the Yellowstone River, waterfowl frequent the area.

TAXES: Taxes for 2007 were $5409. This includes the irrigation water at $29.50 per irrigated acre.

SCHOOLS: Schools are in Terry (14 miles away) with bus service within 1/4 mile. There are also junior colleges in Glendive and Miles City.

SUMMARY: After more than 40 years of living on the farm, the Waldo's have decided to retire. They ran the farm and in addition to this owned and operated Waldo Farms and greenhouse, providing bedding plants to local businesses in Dawson and Prairie Counties.
